Whether setting up a new business, moving to a new area or looking for more space searching for new premises can be a daunting task. Everyone knows that location is important but as Karen Pugh, Director: Property Services, of Enterprise North East Trust (ENET) explains there are numerous factors that need to be kept in mind.

"The one thing that all the property shows on television underline is that location is important. This is true whether you are looking for a new house or for premises for a business."

Karen continues, "And in the same way that presentation is key when selling a property it is also of paramount importance in terms of what your business premises will say to both your customers and suppliers."

Finding the right premises for your business, in the correct location and of course at the right price can be a challenge. Karen has this advice on things to think about when searching for new premises.

  • What

Firstly you need to know exactly what kind of space you need. Is it retail, office or perhaps a workshop? The answer to this question will not only determine the type of properties you consider but will also partially determine the location.

Karen explains, "If you are looking for a retail outlet then it stands to reason that you will be looking for somewhere central whereas if you need somewhere with workshop facilities then it is possible that somewhere slightly out of town, perhaps on an industrial estate will be more suitable for your requirements."

  • Size

It goes without saying that you will be looking for somewhere to meet your current business needs, however Karen advises reviewing your growth plans and determining what additional space you are likely to need in the future.

"If your business growth plans are aggressive and likely to necessitate taking on additional personnel then you should consider these factors when deciding the size of premises that you are looking for."

"Moving business premises is an expensive business and can also be disruptive," adds Karen. "There is little point moving to a new location which is a perfect fit for right now if you know that in all likelihood you will expand your business and need extra space within a relatively short space of time."

  • Accessibility

Not only should your premises present the right impression to those visiting it but it should also be accessible. You should consider who is likely to visit your business premises.

"Think about whether or not customers and suppliers will be easily able to find your business. There is no point in finding a seemingly perfect solution if it is in an inaccessible location."

"This is also something that could impact on your ability to find staff," adds Karen. "If your business premises are difficult to get to this could deter staff from coming to work for you."

  • Renovation

Prior to signing on the dotted line check to see whether any work needs to be done to bring your chosen building up to scratch. "If it is an old building it might simply be that you will need to have it thoroughly cleaned - if this is the case you should negotiate with the landlord to see if they will cover this cost.

"You might also need to have some remodelling work carried out – if this is the case make sure that you factor this in to your moving timescale. You want to be certain that the move disrupts your business as little as possible."

  • Cost

Karen advises that prior to visiting any potential new premises you should decide on your budget and stick to it. "You need to be sure that you can afford not only the rent but any one off payments such as new furniture and equipment, fees relating to technology installation and ongoing costs such as utility bills."
